Luxury hotel, spa and leisure

Derwent Manor Hotel is a luxury hotel, spa, and leisure facility near Allensford in Northumberland. The main hotel building covers approximately 9,000 sqm across single, two, and three-storey structures, with six self-contained guest suites in a separate building opposite. Facilities include a 14-metre heated indoor pool, sauna, spa, and extensive leisure and communal areas.

Single fuel source

The hotel complex was running three separate heating systems using three different fuel types - LPG for the main hotel, heating oil for the leisure centre, and electric heating for the self-contained suites. With ageing, increasingly unreliable boilers and no option for mains gas supply, the owners wanted to standardise on a single fuel source.

Rising heating costs - running to around £58,000 per year - combined with a clear ambition to reduce the site's carbon footprint, led the business to explore biomass as a solution. The rural setting and the expectations of the hotel's clientele made the environmental credentials of any new system an important consideration.

Designing the infrastructure

Practical Energy Solutions (PES) team carried out comprehensive heat-loss surveys and thermal imaging across the entire site to determine the appropriate system size. The assessment concluded that six 60kW biomass boiler units would meet the site's needs - three dedicated to space heating and three to hot water supply for the hotel, self-contained suites, pool, spa, and leisure areas.

The units were sited in an available storage building adjacent to the self-contained accommodation, chosen specifically to allow flue venting to be positioned away from guest areas.

Final installation

The six boilers are configured as a cascade - one unit carries the base load, with a second brought online automatically if demand approaches 90% of capacity. The lead boiler rotates on a schedule to distribute wear evenly across the units, extending their working life and reducing maintenance requirements.

The cascade configuration also provides built-in redundancy: if one unit unexpectedly reduces output, the others absorb the load, protecting guests from disruption. Pellet fuel deliveries are made discreetly to a dedicated storage area at the rear of the biomass building.

The system locks in a levelised energy cost of 7.6p per kWh for 25+ years, protecting the business against future energy price rises.
