What is an EPC?

If you own a residential let or lease commercial property, energy performance regulations directly affect what you can legally let, sell, or rent - and the standards are tightening. Understanding your obligations now is far less costly than dealing with enforcement later.

An Energy Performance Certificate (EPC) assesses a property's energy efficiency and assigns it a rating from A (most efficient) to G (least efficient). It covers energy costs, carbon emissions, and recommended improvements - along with an estimated rating the property could achieve if those improvements were made.

EPCs are a legal requirement whenever a property is constructed, sold, or rented out in the UK, and are typically valid for 10 years.

What are MEES?

Minimum Energy Efficiency Standards (MEES) are regulations designed to phase out the least energy-efficient buildings in the UK. In England and Wales, it is currently unlawful to let domestic or commercial properties with an EPC rating of F or G, unless a valid exemption has been registered.

The standards are progressively tightening in line with the government's net-zero trajectory. Commercial property requirements in particular are moving toward higher minimum ratings - meaning properties that are compliant today may not remain so in the coming years.
